We require every tenant over the age of 18 to submit a Residential Lease Application. The cost is $50/tenant and takes 2 days to process.

Download, print and stop by our office at 101 N Austin St in Denton, Texas (The Mercantile Building) to submit your lease application and application fee. We also have applications at the office. To apply for a rental property, your lease payment cannot be more than 33% of your monthly income. We also run a criminal background inquiry (no felonies), rental history and employment verification. If you are a college student and not working, the Guarantor Form will be added to your lease application, filled out by your Guarantor and submitted with all application documents. A copy of your driver's license will be made at our office.
